When pressure is the right answer

The exterior-cleaning trade gets contentious about pressure vs. soft-wash, but the answer is method-matched-to-surface. Soft-wash for vertical exteriors (siding, roofs) — pressure for horizontal hardscape (driveways, walkways, patios). Doing one without the other is using one tool for every job.

Concrete and pavers can take 2500-3000 PSI without damage when the right surface-cleaner attachment is used. Surface cleaners spread the pressure across a wider band, eliminating the "stripes" that look obvious after a wand-only cleaning job.

The hot-water surface cleaner

Most operators use a single high-pressure wand on driveways. It works, but it leaves visible stripes where each pass overlaps imperfectly. We use a surface cleaner attachment — a circular spinner with two or three wand jets inside a contained housing — that spreads the spray pattern evenly across a 20-24" wide path. Stripes don't show. The whole surface comes out uniform.

Hot water (180-220°F) plus surface cleaner cuts oil, road grime, and bug debris dramatically faster than cold-water pressure. The temperature gradient also kills the algae and mildew embedded in concrete pores — soft-wash on a roof and hot-water surface clean on a driveway use the same principle (chemistry + temperature do the work; pressure just delivers them).

What we treat before the pressure pass

What we don't do

Pressure-wash painted concrete. If your driveway or patio is painted (epoxy garage floor, painted porch), pressure will strip the coating. Soft-wash instead, or skip if the paint is intentional.

Promise to remove every stain. Some stains are permanent — concrete is porous, and a 5-year-old transmission leak has soaked beyond the surface. Pre-treatment gets most stains 80-95% lighter; some go completely; some are visible after as ghost outlines. We'll set realistic expectations on the quote.

Stripe-clean (using only a wand). Even on small areas, we use the surface cleaner. Striping is the giveaway sign of a rushed job.

Salt season hits Michigan driveways hard. By March, road salt residue is etched into the concrete. A pressure wash + degreaser pass in April or May removes the residue and prevents accelerated surface pitting from another winter of buildup.
