Soft-Wash Guide

Is Soft Washing Safe for Asphalt Shingles?

Yes. Soft washing is the low-pressure, chemical-based method recommended by the Asphalt Roofing Manufacturers Association (ARMA) for cleaning asphalt shingles. It uses low pressure and a cleaning solution to kill the algae and bacteria without disturbing the shingles. High-pressure washing, by contrast, strips the protective mineral granules off the shingle surface, accelerates wear, and can void manufacturer warranties. If your roof has black streaks or moss, soft washing removes them safely; pressure washing damages the roof.

Why granules matter

Asphalt shingles are coated with a layer of mineral granules. That layer is the shingle's UV shield and primary weather barrier — it's what protects the asphalt underneath from breaking down in the sun. When high-pressure water hits shingles, it knocks those granules loose (you'll find them piled in the gutters and at the bottom of downspouts). Every pass removes more, and the roof ages faster as a result.

What soft washing does to the shingles

Nothing harmful. The low-pressure application (under ~100 PSI) doesn't dislodge granules. The cleaning solution kills the Gloeocapsa magma bacteria and any moss or algae at the root, and the gentle rinse carries the dead growth away. The shingles are left clean and intact — which is the situation behind the homeowner who's told they need a whole new roof when what they really have is just staining on sound shingles.

Will the cleaning solution discolor or harm my shingles?

No. At the residential concentrations used and properly rinsed, the solution kills the organisms without bleaching or discoloring the shingles. The honest part to know is that roof-cleaning solution is stronger than a siding wash, which is exactly why landscaping protection — pre-wetting and rinsing all plants below the roofline — is standard on every roof job. FAQ

Common questions

Does soft washing void my roof warranty?

No — soft washing is the low-pressure method recommended by ARMA, the asphalt shingle manufacturers' association. It's pressure washing that can void warranties by stripping granules and damaging shingles.

How do I know if a company will pressure wash or soft wash my roof?

Ask directly what PSI they use on roofs. The right answer is low pressure (under about 100 PSI) with a cleaning solution. If they plan to use a high-pressure stream on the shingles, find another company.
