FAQ

What property managers ask first.

What's actually included in the free month?
One full month of contracted service, applied as a 100% credit against your first invoice. Whatever plan you sign — Quarterly, Monthly, or Weekly Heavy — month one is on us. No setup fee, no equipment fee, no surprise add-ons.
What if we want to cancel?
Free to cancel after month 4 with 30 days' written notice (email is fine). If you cancel before month 4, the free-month credit reverses on your final invoice — but you keep everything we cleaned. The structure protects both sides: you get a real risk-free trial, we cover our acquisition cost.
Why does pricing start where it does?
Commercial pricing is per-property, not per-square-foot only. Two buildings with the same footprint can be 2x apart in real cost based on access, surface type, drainage, time-of-day restrictions (some lots only allow night work), water source, and chemical sensitivity. The starting-at numbers are accurate for the lower end of the GR metro range — most properties land 10-40% above the floor, and we lock the exact number in the walkthrough.
Do you carry insurance?
Yes — $2M general liability + workers' comp. COI sent on request to your insurance contact or property manager before the first visit. We're listed as an approved vendor for several West Michigan property management groups.
How do you handle scheduling around our hours?
Most commercial work is done outside operating hours — pre-open (typically 4-7 AM), post-close, or weekend windows. Restaurants and drive-thrus are almost always 4-6 AM. Office buildings are usually weekend mornings. We set the standing schedule in the walkthrough; you can adjust with 24 hours' notice.
Do you do one-time projects too?
Yes — annual building soft-wash, post-construction cleanups, pre-event refreshes, post-storm cleanups. One-time work is priced separately from the maintenance plans. The free-month offer only applies to recurring agreements.
What about chemicals — is it safe for landscaping?
We soft-wash with plant-safe surfactants on every exterior surface. Pre-rinse landscaping, perform the wash, post-rinse landscaping. Standard protocol. Hard-pressure work (lots, sidewalks) uses water only or oil-spot specific degreasers that break down within hours. We do not use straight bleach mixes on or near anything organic.
Can you handle multiple locations?
Yes — one point of contact, one invoice, photo proof from each site emailed the day of service. Portfolios of 3+ sites get per-door pricing and a custom routing schedule. We currently service multi-location restaurant groups and small-portfolio property managers in the GR metro.
How does the photo proof work?
Every visit ends with before/after photos sent to the email on file (typically the property manager + the owner). Filed by date and address. Useful for owner reports, lease compliance documentation, and HOA bookkeeping.
